So this investor wants to put his capital into the LLC that will hold the real estate and then wants his 40% ownership held by a newly formed anonymous LLCThe down payment capital is in the LLC and the high-income partner is guaranteeing the loan.Is It possible to get a mortgage with that structure?

3) AnonymityMany landlords are able to retain a level of anonymity behind an LLC. pretty tough to do for me as an owner occupant.1) and 2) are by far the most important reasons I do not use an LLC in my personal investing with house-hacks.

That is the anonymity of the interweb.Additionally on this forum you are dealing with a lot of people that have developed leather tough skin from repeatedly having to deal with a hole tenants.

Trusts, other corps and LLCs cannot be shareholders, so people who are trying to gain anonymity are unable to do so as at least one natural person shareholder needs to be registered with the Secretary of State (in most states).There are several additional reasons, but honestly you could write a book about it.
