@Jeff Lundeen You can take the slow and steady approach - in which case you should return to your 6 figures W2 income and while saving like crazy, play in the RE arena in the early mornings, evenings and weekends (part time property manager, handyman in the weekend, house hacking for yourself, helper to house inspector) till you exhaust all conventional financing available to you.

That can’t be an easy task for anybody even with a handyman/helper .

He worked alone , except for a few hours with his helper . 

Attorney's in my experience (and really their paralegals) have been the best helpers in terms of answering questions and getting everything straightened out for sale.

And remember for something like Craigslist if you’re managing the listing yourself instead of using a listing helper, then you have to keep reposting it because the listings show the most recent ones first.

(have done elderly care, childcare, janitorial, landscaping, construction helper) But I am excited about this!

Not some guru with “helpers” doing weekly calls with you.Realistically, I think the carpenter thing is the better option.  

You may want to look into services like Secure Pay One and their Landlord Helper program.
