I have a few questions: Does anyone have any experience with STR in lake Geneva and how are your occupancy numbers in the Summer vs winter?

Sam,I found that doing the 1031 exchanges during the winter has worked well for me. 

The only time we use ceramic tile is for showers with a window, where we can't use a surround, and then I will still use LVT for the bathroom floor.However, because we cater to families with kids, our winters are long and to avoid cabin fever we usually have a finished basement and carpet is the way to go.

Save up for the slow season in the winter.

Albeit it’s winter in Ohio and i prefer working inside and have plenty of indoor work needing done.

Not many fire bans in the area, certainly not in winter.  

A hose has probably been left hooked up in winter.

It's hot heck at the moment around 100 degrees, but I'm hoping it'll be worth the investment come winter time.

We used to have in-house inspectors but it was hard to scale and with our heavies season being that of summer months, at 1000+ units we weren't able to hire enough inspectors for the last day of month move outs and first day of month move ins and then still keep them fully-employed in our slower season in fall/winter.
