Conversely if I have a well located building I am buying existing for 60 a foot and put 30 to 40 into it for 100 a foot with free land cost basically then I can start rent lower to tenant and still make a ton of profit.In smaller markets that could hurt other properties with higher in place rents but in stronger markets me getting it cheaper and leasing up cheaper should not affect the market much because tenants will pay up for the best sites.I have talked to thousands of investors over the years and instantly know if NNN is right for them or if they are wasting their time.I could post a whole book on this subject but do not have the time to go into more detail.

So a pocket listing can be a very non-intrusive way to test the market without the hassle of officially listing.It also gives the seller a much stronger negotiation position. 

Then you can deploy that capital into a new property, put less down, have more cash on hand and get a stronger ROI on the next deal.

I still think it’s a good place to invest, but as it’s a much stronger market out there with a lot of construction in the area, I don’t think you would find as great of results as my father did.

It does not change your cash flow at all and you have a stronger appreciation value in the deal. 

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction. 

If you can swing a conventional at 5% or so down you can buy something that needs more work if you are wanting to BRRR, or will at least look like a stronger offer for a SFH.

Yes seems reasonable, maybe you can negotiate out of that to make it stronger for yourself
