yea when buying into a security its difficult, but if you can partner and get equity position you can hold a bit stronger interest, and help steer the boat.

If it were me I would steer away from building anything, by the time you have drawings, zoning, permits etc, It will be two years before you are ready to sell or rent, and who knows where we will be then. 

@Chris Seveneyundefined@Greg Downey I've learned A LOT since this post and decided to use a local credit union for banking (given were still in the early stages, I don't think where we bank will have much of an impact) We've been exploring DSCR loans, working with investor friendly lenders, steering away from BofA. 

I know someone who could steer you in the right direction if you'd like.

Our office complex was also funded with none of my own money, my current personal residence .....etc etcWhile there may not be a lot of sellers willing to do no money down deals, there is a lot of private money looking for a good return.Im pretty sure it can be nerve wrecking at first to use private money because of things possibly steering the wrong way.

If you can steer them to use the same company, that could ease the process at claim time.  

Additionally, I steer clear of mixed industrial or commercial zones and look for signs of neighborhood improvement, like remodeled houses.

Steer clear of Fair Housing issues, but income and length of stay are ok.
