On a personal note, I enjoy sports (football, soccer and hockey the most) and love to hike and spend my free time outdoors.

Since, MF is a team sport, you must decide where your strengths lie and where you need to partner up.I “mentor” (hate using this word) small, focused groups.

Has dreams of going "pro" (as most young kids do with whatever sport they're into).

I've started playing tennis again since last year and it's helped but more importantly, I really learned to enjoy the sport again. 

In addition, foregoing going out (eating, clubbing, concerts, sporting events, etc.) as often could result in savings that can be applied to the down payment.Small sacrifices can help many obtain the necessary down payment.Save now, reward yourself when the nearly passive income permits.Good luck

You all are right - I wont go the public shaming route - it does give a hint of satisfaction to think about it - as I've stated a few local area sports bars have done this with great success when things are damaged or stolen.I just got off the phone with an old college friend that has been an attorney in the Marine Corp JAG division.
