What's your checklist when finding "add value" properties (in my mind that's up and coming area, outdated kitchen/bathroom, not overly in shambles - i.e., needing roof repair).

However, those business models are outdated.

You have to speak at the public hearings and explain to the AHJs why their codes are outdated and the reason they were created is no longer valid. 

I can't be too sure but I believe some of your sentiments may be a little out dated.

I have seen over and over people will pay more per night for a vacation home that is new or newly remodeled than they will for an outdated vacation home.  

All real estate is local, but often local customs become outdated due to other influences, such as financing laws, tax code, accounting requirements and your local circuit court judges and local attorneys may not be aware of such changes, that's often the case.
