And I love the light colored granite and the fact that you didn't paint everything gray.  

It can be a gray area, but generally if you were not negligent in upkeep (as in didn't ignore requests from tenant that there was a possible issue) you aren't liable for the tenant's belongings.

Looking at the city website doesn't seem to mention primary residence, but seems like it is still a gray area. https://coloradosprings.gov/planning/page/dab-405-short-term-rentals

Try a light gray.

If you are going dark for the final paint then tinting the primer dark gray is important otherwise every chip/scratch has the potential to show the underlying white. 3.

There's not a lot of gray area there.
