Out of curiosity, do you have any tips for things you found successful when hiring contractors? 

Out of pure curiosity, where did you come up with $8k?

I searched Flipster in the threads and seems like everyone has the same curiosity on trying it but not a lot of reviews.

Jared, out of  curiosity I did a search (county name) sheriff sale.

I am a realtor in WA state, but for curiosity, I talked to a couple of them and they were not able to convince me.Wholesaling takes a lot of time and effort, and will not get you the revenues these programs say, and most probably this job will yield you less than your attorney job.Being a buy and hold has many benefits over wholesaling. 

NNNs seem like a good fit on the first two, and your mention of creative financing piques our curiosity about tax benefits as well.
