In years 2014, 2015 & 2016, many times, I was simply  awarded the "tax deed parcel", because there were zero bids (plus I still earned interest!).

By then, the job had already been awarded to someone else -- who proposed a more optimistic schedule than I.   

Case pending does not mean any awards/judgements have been decided and with the current situation, court delays will be crazy long.

(This is of course different than a contingency fee, which is usually only agreed upon for a very large damage award potential.)
