I have seen cases where on top of blatent incompetence you get a one up attitude "I am broker, you are just an agent" - yes, but I close 80 deals and I have 3 full time compliance brokers in my office I can consult with on legal stuffand  know what I am talking about and you close 7 and you don't know what the heck you are doing!!

It has been great to learn from you, laugh with you and above all thanks for putting up with my sometimes obnoxious attitude and sarcasm.So the big question for @Mindy Jensen is when will you have Steve on the BP podcast?

Hi all and @Troy Bevans,First off great attitude about us being stronger as a group than individually.

I found a great agency that i feel comfortable in, with like minded individuals very positive and hungry attitudes. on the other hand, all though my father is very knowledgeable when it comes to construction,flipping and renovating right now we are a small business in need of capital to expand.

I think that is a prevailing attitude.. now with finance's and loans the way they are you have a whole section of these populations that will never get into a house.

All because I really loved to help the contractor without worrying about what is in it for me, attitude.$10,000 per month is absolutely nothing when you factor in inflation, health costs and unexpected expenses.

Within this context, cap rate is more of an external gauge of investor sentiment, attitude, or appetite if you will, in a given market. 

My main reason for skepticism was based on the idea that no one could learn in four days what they need to know to locate, select, purchase, and operate a manufactured housing community and that was what I was led to believe boot camps were promising.My attitude has changed drastically.

This is an excellent thread and as a newbie I applaud your actions and attitude.
