A small observation, I see a lot of comments from investors that make a lot of extra money allowing pets into their rentals in multiple properties and I'm quite surprised that I don't hear to much about infestations (especially fleas), did I get very unlucky with my first renter with pets?

The observed odors were not caused by known sources, methyl-tert-butyl ether (MTBE) or ethyl-tert-butyl ether (ETBE).In all, 16 organic chemicals were identified, including 2,4-di-tert-butylphenol, methylene trichloroacetate, pyridine, and toluene.

Some more observation on building ADU from business perspective:-I  think building ADU is making more sense if the objective is to use it to family member HOWEVER people can always upgrade or downsizing by selling their SFR and switch to buy a duplex or triplex if they want ( Eg: cost of per unit duplex in San Jose is 400-600-ish , cost of building 2BR 3BR ADU from ground up is $250-350K, not much different but with ADU you can't leverage that much.- In case you're using it for investment then THE Construction cost is the major problem that you need to solve: you need to make sure all the cost associated with building ADU must be at least 0.6 from the projection revenue.

Light Rail + PATH is in my mind dramatically inferior for anything say north of 34th Street in Manhattan, and even for lower streets closer to Midtown bus + subway seem to be at par.My take is taking the bus where the distance to the city is short enough (such as from near 30th street in Union City, or most places in Weehawken) works very well even if adjusting for any volatility/absolute deviation due to traffic.There is a psychological barrier with buses, where the latter are perceived to be significantly volatile vs subways, though I have observed decent volatility with subways as well.
