When we relocated from northern California to southern California, we put 14 young women in our 4600 sq. ft. house, and gave free rent and utilities to a couple that managed the property (they lived in a 2100 sq. ft. guest house)I'd recommend you get up to speed on your local market, learn values, do comps, talk to other investors at meetings, and take the advice given above.
