Incredible infrastructure and public transportation, which are very appealing to the millennials and hipsters that are flocking there in droves.  

Cars happen to be my golf, or boating, or fine cigars or jet-set holiday, so I'm OK with it, but if the car is just your transportation, the cheapest thing you can do is settle on one and keep it forever.

Transportation will be critical in the near future and anything you can get close to transportation infrastructure will undoubtedly be great investments.

Unfortunately, at this time the public transport is used mostly by folks living in poverty  although hopefully some of that will change with the streetcar coming in the future and the bike rental system.

Some items you should keep in mind.Transportation, Transportation and Good Transportation in those locations.Bus or Train should be close to assure stronger rents.

These areas are also employment hubs, have easy access to transportation (Dulles toll road, metro. etc.), and offer a variety of entertainment options and other great amenities for people to enjoy.I just helped two different clients to buy a house hacking property in Reston and Herndon and they both eliminated their living costs.

Hawaii is the closest Air Medivac and would appreciate any help as far as transportations for these wounded people.

You have some great areas to choose from with easy accessibility to public transportation.

@Brian Bond Regarding Germantown, on a personal level, I see that the area has a lot to offer - it's one of Philly's most historic areas and still retains a lot of that charm, it has great transportation links to center city and beyond, it's urban in character but still has some great greenery, strong (although needs improving) business corridor.

Public transportation for mid-class working people seems to be mostly undesired, making the last point not as important IMO.
