This translates to a cap rate of about 8.5% which is about twice the local going cap rate in this part of the City.

Leading indicators of rig count (now <500) and building permits (-31% Y/Y) have translated into current losses (updated 3/4/16) per http://www.houston.org/pdf/research/quickview/EconomicIndicators.pdf The 14.1% drop in retail sales Y/Y should be alarming.

There's an agent here who {over} uses the phrase "awaiting your decorating touches", which translates into "the shag carpet may be gone, but the appliances are still harvest gold and nothing else has been touched since 1978".  

My point being if the advice on here is “Market data says…” you should translate that to what it means for your specific property.

What I'd love to know is how "usufruct" and "musataha" rights or leases, translates to me, the expat investor wannabe.
