If you’re in DFW, see the growth, and are optimistic about the long term vision a lot of investors will prefer that over the couple hundred/mo in extra cash flow, not to mention the peace of mind that comes with owning something closer to home.

This neighborhood is at a point that (IT) could use a vision.Here is my quick though on a Vision for the neighborhood.Rename the neighborhood Crystal Cove with name signage at it's boundaries on major roads.Form  neighborhood "Push Committee" to get the city to spend rehab/improvement money in the neighborhood, vs just in front of the Mayors house.

I bought a house over the summer that was a real fixer uppper but let tenants know that it wouldn't be ready for a month thinking they would understand and see my vision.

When I got my landlord insurance for the property they asked if it would be a student rental and I said no... my vision was to put young couples/families in it.  

Perhaps, end your blog posts with a short note -regarding the subject or idea that will be coming next.Your idea of seeing co-living arrangements as an option for renters in any city of 50k or more, was directly in line with my own vision.

If I eliminated anything older from my portfolio I would have a very small portfolio.As long as the property has been well maintained and you perform the proper inspections prior to closing there should not be any surprises when buying an older home.Your partners need to have the same vision so that will be something you both need to discuss.

I'm not buying more there right now as I don't have the same vision for it's future as you do.
