Based on my own $300K+ rentals I think $2,000 to $2,200 is very doable.I know some people consider appreciation just the icing on the cake but you need to also consider appreciation as a part of your overall return on investment.

That includes removing one layer down to the wood sheathing, installing ice/shield on eves and valleys, new drip edge and synthetic paper, ridge vent, 40 year dimensional asphalt shingle and new flashings on walls and chimneys and should include a 20 year workmanship warranty, that’s what I offer.

Go to McDonalds--bring an ink pen.Buy a small coffee--sugar and cream as you like.Grab a handful of napkins.Start sipping the coffee, and writing ideas that come to you on the napkins.Take a break.Hand write on lined paper (or put into an email) the points from the napkins, with filler sentences about each one.Maybe include a link if you think it helps.Then when you've made it financially--you can say you wrote your business plan on a napkin.Good Luck!

So I don't think lower rates will mean more inventroy, but it will mean more transaction volume, because we have pent up demand of people who want to move and had put their plans on ice because of rates.

If the property doesn't cash flow or appreciate it doesn't matter because that's icing on the cake for him however he won't be in business if he doesn't provide a return.
