Kitchens, baths, windows and any confined spaces are checked for mold.

My tenants had lots of trouble getting their bank set up and Cozy takes their sweet time releasing the funds to the landlord so I stopped using the payment processing part and just leave it as an option for the tenants but I encourage them to either set up their own ACH or make a deposit directly at the local bank.Adam

As new landlords, we do not have enough experience with the screening process, and would like to get advice from others.We have a married couple wanting to apply and I am planning to use Cozy to screen them.Do I ask them to both fill out a separate application?

I live not too far from there (in the 50s at Fremont) and rent for my 3 bed/2bath house would be 1600-1800).The second thought is, what about using property management software like Cozy?

Read up on your state's specific landlord laws and within the confines of that law, write the lease to protect yourself from a lazy tenant.

I may at least follow up on rental references.I signed up for Cozy.

Currently, I use facebook and craigslist to advertise I email the applications to the interested parties and set up viewings when contactedI currently use cozy to perform a credit check, but I know I have turned a few people off when they find out that cozy charges 24.99 for each credit check (mostly parents).

 ( I am a human , I work outside in 100 degree weather  it works for me)  I have never seen anything in landlord/tenant law that says a house has to be fit and cozy for a dog .   

ok I haven't got that far yet coz I aren't a landlord yet!
