Currently, I use facebook and craigslist to advertise I email the applications to the interested parties and set up viewings when contactedI currently use cozy to perform a credit check, but I know I have turned a few people off when they find out that cozy charges 24.99 for each credit check (mostly parents).

For tenant screening, check out the BP post: https://www.biggerpockets.com/renewsblog/2013/01/2...For applications, you may want to consider using cozy.co - the last time I had a vacancy I had flyers with the unit information and the URL for cozy- they go on the site and apply and pay for the background check through the site.

( I am a human , I work outside in 100 degree weather it works for me) I have never seen anything in landlord/tenant law that says a house has to be fit and cozy for a dog .

TVS required me to register (which I will have to re-do since it's been a few years) and then I need to handle the applications and personal information which is why I was going the Cozy route - I don't have to handle applicants' personal information.

However, because I want my tenants to use Cozy, I have prospective tenants apply and get screened through them so they are used to and comfortable with the website by the time they sign the lease.
