I had no idea he was contemplating a move.There's just no telling where that deal's going to be hiding.

I am contemplating on the idea of renting to an investor. 

A few things I contemplated when considering hard money:1) I shouldn't  compare it to traditional lending as it will never compete.2) Hard money is short term, generally 12 months or less, most times with simple interest.3) If the deal makes sense with 12.5% hard money then 12.5% interest is not too much............Just some thoughts.
