In the grand scheme of things, obtaining an extra $7,000 per month is extremely obtainable.

I have a similar pyramid scheme set up within my brokerage's commission schedule but it's not so pronounced.

He also taught me about fake lenders and up front payment / due diligence schemes and of course not a day goes by that someone on BP does not ask if anyone has heard of this lender with their 5% terms no qualify etc etc. just send me 2k up front LOL.

But those are the bare outlines of a fully documented deal, with a fully documented sales number, NOT a personally estimated appraisal, like the chest-pounding deal you just outlined.I'm echoing @Mark Cruse here when I say that the primary understanding that a REI has to have is that real estate is NOT A GET-RICH QUICK SCHEME.

I’ve heard this for years myself, but if this thread takes off it will be with some sort of credit card stacking scheme:(One guy I meet was pitching a sales pitch at a RE meetup and was promoting something more than credit card schemes, but he wanted 25k plus to help get you started.Hopefully someone will come on your thread offering more than credit cards with intro teaser rates.

This is often seen as a get rich scheme using other people’s money with minimal skin in the game.
