Just as title says, I would like to change the members of a single-member LLC in Missouri; the LLC's sole member is me as a person currently.

When we bought this building, the illegal unit was rented, and we continued to rent it after we bought it until we received a Notice from the City saying we could not rent it, with an order to pay the tenants to move, so we haven't been renting it for years now.We have heard that the City is now allowing garages that were illegal to be re-instated, and allowing owners to rent these units.

If an existing member is selling the membership interests to the new member, then you need an Assignment and Assumption.

My next step was to call my attorney and get his feedback.The 203K loan is a good idea as well, however, I like the idea of buying outright so I can control the rehab and flow of money and not be relying on the homeowner's lender to provide draws etc.

@Amber Gonion I have about 100 square feet of concrete that need to be removed and replaced, 2 steps that need to be removed and replaced, and an area of 10 square feet that needs to be re-asphalted. 

Personally, I think these trends will continue for a little bit, but without a stable portfolio to fall back on, I won't be relying on appreciation in the near future.

However, this year I have a property that will need to be re-leased in Feb and I'm considering a winter grass to help presentation for prospective new tenants.
