And its just a fact these young women have kids out of wedlock at early age ,  baby daddy not responsible at all and their life is going to be what it is with very little chance of a major change.

When a husband and wife, do you address one or the other (I wonder if men or women are more likely to open mail from strangers)? 

That all women on assistance have baby drama and misappropriate our funds.

A 3.5 mil house with 3mil 7.5% DSCR rate is paying about ~20k monthly mortgage.The dude (unless they're Russian billionaire that can't buy US asset) is better buying the house rather than renting for 20k.

But for the most part, agents suck at generating leads...Learn how to find off market deals and you'll have dozens of  men, women, and children lining up outside your door with a checkbook and pen.

You have to figure that majority of the decision makers are going to be women & you have to appeal to them with emotion & staging does that...as you have learned:)But congrats on taking the step and going for it!
