Seems some enjoy attacking from the shadows.

I make an offer on every house I look at, 90% while I'm there.Lots more to it than that and "scripts" aren't what I do when I'm on the phone because you are dancing around based on their attitude and responses, but that's the general line of attack I'd do if I was going to be calling people.  

What would be the best way to attack this situation?

Make a plan of attack and go for your DREAMS! 

If it's not something that you can handle, getting licensed is an option for you.when i was in Paris last year the uber drivers are incognito  they cant put signs on their cars or anything lest the cab drivers attack them physically  key their cars  throw rocks through their windows..just like the hotel industry protecting its turf against airBNB... 

Andrew - I won't deny that the thought of the coordinated "low ball" attack has crossed my mind...lol.

I'm trying to decide as to whether or not I should look for the multi-unit property and attack now, or wait until the market cools off and just continue to save money. 

You really are protecting yourself from potential mishaps, your save yourself allot of headache also by simply forming an LLC and opening yourself up to more potential lenders. you open yourself to potentially be attacked as personal property considering it is in their name personally.my .02!
