@Matthew Pastore, I lived here years ago and just transplanted back after living on the east coast.

They'll drive their fancy car payment to their hair and nail appt at the mall after stopping at Starbucks and think nothing of it.  

I'm a singer/hair and makeup artist, he's and actor/screenwriter/editor but we have a desire to JUST live off of real estate investing alone.

Based on the rental comps in the neighborhood, I will be able to rent long-term or do AirBnB and still end up paying less for the mortgage than what I am currently paying in rent.The only issue that remains is that there is some hair on it. 

Yes don't get me started on wholesalers, I'm giving my broker grey hairs with the mention of them.But yes my investors know their stuff, hence the price.And the newbie, wholesaler, contract flippers are getting the bids and bailing
