I suggest not trying to reinvent the wheel much like SV is doing, but finding a fragmented business sector where people are already paying for services and the competitive landscape has lots of small companies.

Good deals can still be had and I am working with a bunch of investors shifting focus to multifamily and the commercial sector where it's not crowded and overpriced and overheated.Residential long term rentals still make sense for cash flow versus purchase price compared to other markets here.

They have no concern for the community they are developing.I could not tell you how many times a real estate agent claimed the property was "cheap", going to appreciate, and was a terrific buy.Presently, the studies I am reading are suggesting the largest sector of present-day real estate buyers have been for more than a year and remains investors.

Unless banks have started doing No-Doc loans on a massive scale again, I see the residential sector as having a fairly sound foundation. 2008 is still fresh in the minds of many lenders, and everything I've seen says they're still being appropriately restrained.
