Now, I UPGRADE my duplexes not with swimming pools mind you, but with microwaves over the stove, granite countertops, replace small and out-dated baseboards, replace carpet with luxury vinyl floors, upgrade to LED light fixtures, up-date faucets, new-used appliances, six panel interior doors and contrast paint (white ceiling, Light beige or grey walls and all trim white).

Here are my key educational points:- Electric Heat --> SUPER expensive for whoever is paying utilities; stay far away from- Knob and Tube --> Not good for getting insurance carriers to insure your property and it is an outdated and expensive electrical system- Always negotiate for lower purchase price --> Just because the numbers 'work' doesn't mean you can't get it for lower.

I looked on AirDNA but have not paid to get details and check Airbnb listings for rates and blocked out dates = nothing is screaming to me that the home would generate more than 2k per month as a conservative guestimate.

There is already a buffer of time allocated to this before going live.I’m simply trying to finish as much of the online presence, descriptions, details, instructions, etc because I have the time now to allocate to that.I’ve searched online for tutorials on “listing” properties for the various portals but most are outdated (Airbnb has changed A LOT) and it seems like some of the finer tweaks that would make to a listing only happen AFTER it’s live and published.If anyone has gone through a similar process of trying to input as much information to a listing as possible please let me know what your steps were.My gut feeling is that I need to actually set it live but then quickly blackout the entire calendar so no one can book yet.
