For that you can buy in a blue chip area, have security that it won’t vaporize, can manage locally, plus you have a good working knowledge of the areas dynamics since you already live here.

Making wise judgements will be made easier for you if you comprehend the dynamics of the local market.Establish connections with local real estate experts, including bankers, property managers, and brokers.

As such, cap rate can be a very dynamic, and generally unreliable, indicator of value on small multifamily deals due to value add nature of most deals, whether lease up/rent roll problems, capex needs, untapped income, etc; in a lot of markets, values of B-C deals are determined more on a per door basis.

That said- park owned rentals change the dynamics of how you operate your community.

We look nationwide and continue to find this one of the most dynamic markets in the country.  

One possible exception to the above is if you are dealing directly with a private seller, as that can be a very different dynamic.
