Always pays on time, doesn't really complain about anything, and he seems to be in it for the long haul, he repainted the interior, he contracted a company to re-do the landscaping in the front yard, he even asked me if I'd be ok if he contracted a friend of his that owed him a favor to re-finish the hardwood floors in the living room!

Moving from carpet to Hardwood floors

It still blows my mind that you have to put hardwood, granite, stainless, finished basement, etc. in a $150k house...COMP

Prices seem to have pretty much stabilized in my neighborhood.I have already put about 30K into this place to install an HVAC system, restore the hardwood floors (formerly covered by old carpet), and install new windows.

We are considering putting real hardwood upstairs (plywood base) and Strand Bamboo downstairs (concrete slab). 

Items like original hardwood flooring or original decorative woodwork can also increase value more than comps would seem to warrant.

I intended to put granite countertops, backsplash, ceramic tile as needed (which was the kitchen and main bath) and finish the hardwood floors hidden under the carpet.

How important is it to let the engineered hardwood acclimate to the house's environment?

Or are you going to need $8/SF engineered hardwood?
