If you're willing to explain the electronic locks to your guests on Saturday night, or you just don't give a **** if they're standing outside in the rain pissed off, then don't worry about it. 

I want to accept it electronically in a way that prevents partial payments.

It seems like a big difference with ownerrez is that you are able to send the guests a rental agreement and have them electronically sign.

Coincidently, I spoke with CAR the other day, $999/yr for electronic form access, pretty sure you don't have to be a licensee or Realtor. 

And you would get paid electronically instead of worrying about having someone to pick up rent cheques for you?

It'll be worth me eating the $2 fee per electronic payment.  

This way I have a paper/electronic trace of everything that was said and when.

I have been driving over to physically give my contractors checks but want to set something up electronically.

I have it setup where we can do background checks in the program as well as accept electronic payments.

There are electronic door locks with codes you can change every quarter, though, that would solve that problem for about $300 per house up front.
