The problem is that I found out from the plat map that on the .27 acre lot, there is a drive way encroach on one side and there is a corner of a townhome complex encroaching on the other border

As you pointed out with Castle Point...it is not a good area at all, and it borders Bissel Hills, which is a much more investment-friendly area.

Your friend should also check with an accountant or a cross border specialist on the best way to approach this, if they are not already set up to do business in the US.
