Is that inclusive of title insurance, appraisals, surveys etc.?

The tree being near the property line would make it easy to argue over without getting a survey done, which isn’t worth it, due to how cheap it was for me to remove it.

Comparable sales and rent surveys are the evidence you need.

On our 120 unit bought two years ago we went from $319,090 to $721,920 and our 292 unit bought 2 months ago it went from $729,272 to $1,640,556 in annual depreciation.We paid ~ $3000 for the cost seg survey to be done so for us and it is an absolute no-brainer.Even with the accelerated benefits bleeding off over the first 15 years it makes total sense and hitting on what @Yonah Weiss mentioned, we are continually adding capital assets that we can then put back in to the cost seg pot.

If you read @Chad Carson's book How To Retire Early With Real Estate, most of the successful investors he surveyed had a balance of real estate and stocks. 

While the primary purpose of these vists is routine maintenance (clean/change HVAC filters, check backup batteries in smoke/CO alarms, etc.) it provides an opportunity to survey the state of the property and find small issues (the leak under the kitchen sink) before they become large problems (the students will not notice, or remember to tell you, about the leak under the kitchen sink until water drips from the ceiling below)- hold tenants accountable for utilities.  

I then start the underwriting process with all the details gathered from the owner and look up taxes, do a market survey etc.

Granted the number of homeless veterans is small as a percent of the population... by numbers, it's about the same as the number of veterans on Section 8 (per Wounded Warrior Project survey.)

For example we needed interior survey done of the property, since we did not have the original 1902 blue prints for the building, if there ever were such blue prints.
