Just a lesson learned, my PM had suggested we market at 900/month and I may have been a little greedy so I asked him to start at 950.

Because of some greedy bastards, "rent to own" has gotten a bad name in some areas but is one of the best ways to do seller financing, IMHO.  

And like here in the US you cannot buy a single hotel room.. it would need to be condo converted to do that.but that did not stop these folks talking Aussie investors into it because they simply did not know better and they were promising 40% apr so they got the greedy investor to jump on.

I agree with the minimum fee of $7,500 I just didnt want to start off in this business as someone who tries to be greedy and make the most on one deal.

I could probably wake up tomorrow and this would change :), so don't quote me on this, but i think the one thing i can mention in this area is this: When you're trying to do a loan mod, don't be blinded with the money coming in (i.e. don't get greedy), you might get a good deal on the front end, go celebrate for a couple of months, until you wake up and realize that this deal did not match the home owner's situation and he/she is in default again.I always try to make the homeowner put a price they are comfortable with and i try my best to knock-off 10-20% of that monthly PMT to show goodwill and show that i'm trying to keep their homes by allowing them to make their payments on time. 

Bad time of year to be getting greedy.
