You can use a very basic/vanilla/generic purchase agreement that has the additional clause of allowing you to assign this contract to your buyer.- You can also add the inspection clause "subject to your buyers approval" to help give you an additional out too.I did the second option the first time because I felt more comfortable without all the legalities of the state purchase agreement.

DON'T (and I mean DON'T) use one of the "website builders" out there offered by hosting companies, the templates are often very generic, don't allow for much customization and don't look very good on other platforms (phones, iPads, etc.).
