Are you guys talking about the fridge, stove, dishwasher, and micro hood package?

Thrown away a really cool "franklin' stove (or sold it)2.

Of the appliances- we have 2 decent fridges, 1 stove, 1 washer, and 2 dishwashers.  

>No working stove top for 5 months. 

If we want to fix it up (replace stove, microwave, A/C unit), are these expenses tax deductible while we are living here?  

Where is the vacancy factor, management expense, reserve for replacements of things that break like fridges, stoves...  

Also needs a stove, fridge, and kitchen countertops (probably would be fine with what they have, but I want to do it right to attract responsible tenants). 

I don't know about the city registry but many have them, here you need a business license, might check that and they may want personal property taxes on business property, fridge, free standing stove, other amenities not attached.

Apparently they are both heated via large gas stoves in the kitchen (i.e. the stoves are old fashioned and are supposed to be used for cooking and heating). 

Test the electrical, hvac etc and other things that you can, make assumptions on the plumbing and go back to them with your repair list and demand a price reduction or release from the contract with earnest money refunded.Don't waste their time with the small stuff like broken fixture, stove, nasty carpet.
