I did get a discount for having 3 properties' HVAC systems serviced at the same time recently (included my own house). 55 vs 79 bucks for a tune up and 15% discount on any parts if needed- not bad.Have tenants deposit rent directly to a bank account.Have mortgages auto debit from those bank accounts.Buy your rental stuff at Home Depot with a dedicated credit or debit card.

Maybe you can install a pre-paid card system to avoid that. 

We run 75% of our rent as electronic payments via tenant debit cards.

Disregarding the tenant quality, as an example in Florida prepaid rent must be held in a segregated account and drawn on as the rent comes due.

As of right now I pay all my bills on my credit card and then instantly pay the credit card with my debit card.

I include breakdowns for weekly, monthly, quarterly and annual expenses.Any "fixed" expense gets paid through direct debit through checking account or to a credit card.

Can you place the prepaid rent in legal trust? 

I obviously believe in Legal Shield (aka Pre-paid Legal), so I signed up to be an associate for them too.
