Cash flow is my priority right now and the numbers don't seem as attractive in other markets but I could be mistaken; definitely open to suggestions. 

I had checked out the software you mentioned, but I relooked at them just to update myself:booking ninja: this was and still seems specifically for STR/boarding houses (and even offer more flexibility but is nonetheless short term)unless I am mistaken.

How come when the tenant gives the LL notice of termination it is simply giving notice but vice versus is often mistakenly called an eviction. 

It all depends on the OP's country, of course.My main concern with this deal is that it is the OP's wife's "good friend" who is apprently mistaken about the true value of her home.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?
