I have a duplex that I am getting ready for rental.Each unit has its own laundry room, each laundry room has its own door, entrance lock, and inside is that unit's own washer, dryer, a utility sink, hot water heater and storage cabinets.Each room is about 66" by 60" and has an old fashion chain pulling light, just a bare bulb.I would like to switch these out but do not feel like doing the work of running a switch to the space by the door so I am thinking of a motion sensor light.But most motion sensor lights are outdoor security lights.

Once I don't have a W2 income than I plan on using my cash and leverage because I it will be much more important.Everyone is different but we have lived in many of our properties as it was a great way to get started with lower entrance cost and requirements.

I was really just going to paint interior and put new flooring in ,bathroom sink and toilet ,new garage door and 2 new entrance doors and move on ...but looks like I need to do much more .

Upstairs(my living area) has separate entrance and downstar bedroom units has its own entrance so i dont interact with tenants on daily basis. - if you put 50:50 on male vs female tenants, they tend to be more cleaner - separate bathroom for Men and Women- shared Laundry and shared kitchen with eating space- $500k liability insurance from each tenant upon move in- very detailed house rules added as a clause on rental agreementi do have my day time job and rental side is not treated as full time job for me.
