I currently live in a hot market (the SF-Bay Area) , where finding property isn't an impossible task but just unlikely to meet ones goals just starting out  in today's market climate without High income or moving to an undesirable location.With this  also will be my First deal so I am just trying to do my Due Diligence and reach out to the masses and get an opinion .

Here in the damp-ish climate of NJ, the shakes turn an unattractive kind of black after years of weather exposure. 

Ours happen to have central air ducted to the extra room but it could also be supplemented with a window unit or mini-split unit if needed for climate control.  

Combine this with a lack of state income tax, and a generally favorable business climate and it's no surprise companies are moving there.

We bought a Piggly Wiggly grocery store in Macon, GA, in an opportunity zone, and are converting it to Climate Controlled self storage, here are the numbers.The building had sat empty on a great intersection for years, and we picked it up after a significant off-market price drop for $800k. 

There are usually reasons for out of work construction contractors in this climate and they are not good for you.Good luck,Sue Hough

Access to main roads would be number one in our climate, I’d stay far away from dirt roads.

As a follow up to a post I did nearly 2 years ago, I did an interview with a commercial banker regarding new policies and procedures for lending in today’s climate.

You must understand, on some level, that once you did something illegal, any damage from that is on you - I would not add the price of tenant’s personal items to that (regardless of what “value” you may think it has); you should probably make sure that the storage unit is climate-controlled and is not in a flood zone.I don’t think I’d want to be your lawyer with your attitude.

It is actually not all that uncommon in today's real estate climate.
