I’d be leery of a 2 month out date because usually that means the tenants are looking for a better place or a cheaper place.

It's been about 6 months since I was really up on EVERYTHING Utah specific but my advice probably isn't super outdated if you have questions.

However, if you didn't have a lease in effect and you moved out with proper notice and on the agreed upon move-out date, they can't charge you rent just because they had a vacancy period. 

I do not know if it will be enough for her to not try to stay after the move-out date.  

I did all of the work myself of cleaning up an overgrown exterior landscape, removing outdated mirrors from the walls, fixing spots on the walls that had gobs of adhesive (to hold up the mirrors), painting, and fixing a ventilation issue near the furnace.

Business cards are outdated.

It might be a good idea for the next time to move this fridge to another rental (replace the oldest one just as preventive maintenance and don't move it into the shed) or sell as used one immediately to get some money back while it's still not outdated.

So it's both proprietary and potentially outdated - you've been warned!
