I am contemplating doing an elevation survey and possibly a LOMA since the flood zone starts in the middle of the street --literally about 10-15 yards from the front door.

I like the ADA compliant building rules and would plan on it with any new construction. but with our older 4 plexes, it would not be cost-effective to do. larger buildings can add elevators and make allowances for ADA issues like Wheelchair access. but structural changes are expensive like widening doorways or hallways if possible.

Submit an elevated drawing and a birdseye view of the lot with the home on it.

My only other suggestion is talk to a local commercial builder about any code issues with no elevator.  

Do you think a state should be able to take away your free speech? 

It's not sexy, it's not a cruise, you're not commandeering the HMS Pinafore while you sing, it goes against every hip/cool "OPM" speech you heard from gurus, but it just may keep your butt from drowning.

I noticed the crime rate seems a little elevated compared to the average, but it looks like it's mostly college-type of crime (intoxication, harassment, assault).  

Couldn't be built at the elevation the architect showed on the original prints due to lay of the land.  

I have heard the speeches so often I KNOW what they are gonna say next.  

Just follow Joel Owens  he is basically the only commercial broker I really see on BP if he will talk with you I would hit him up..Think about long term career.. and elevate yourself above this...
