Get your checkbook out and pay, or your renter may leave, and the rental price you will get for a no AC house might make you upside down in mortgage payments, and draw less stable renters.If it takes two months to get the house re-rented, you will have to continue making mortgage, insurance and tax payments, with no rental income to offset.As has been said before, above, a temporary (few days) instal of window A/C's in the sleeping rooms would be appropriat, until the A/C is repared.Many A/C's freeze up into an ice block on the part inside the furnace and can be fixed with a few days of letting them melt.Other times it's just a big capacitor on the outside part.In both instances an unscrupulas tech may tell you the whole unit needs replacing (relying on the publics ignorace of how the system works).
