Splitting the electrical circuits and/or running monitoring equipment can be done, but as demonstrated by the calculation on the actual cost of the electrical draw of the dryer etc, its not worth the $$......at absolute best I would make some changes to the set up AFTER this person is gone, so I don't have to deal with the concern again...... no way am I dumping $$ into "fixing" this issue for a PITA tenant that is calling code enforcement on me.....accept the $15/month credit or move out.....I totally get the initial gut response of "hey they are using appliances that run off electricity that I pay for"!!!....

I would use a three year option period allowing the potential buyer to fix their credit, established time on their job, and demonstrate a good payment history.

If he demonstrated he is committed this much, just a bit short of the finish line and I believed in the deal, I or a close family member like his uncle, aunt, grandparents would buy with him as TIC (tenants in common).

@Christopher Pearson let me re-frame what @Nicholas L. is saying: REIAs are an excellent opportunity to network, and therefore offer a great opportunity to find a coach.RE: coaching: There are real estate coaching programs out there, but they tend to be wildly expensive (tens of thousands of dollars), and for most beginner investors, it’s very doubtful that it’s worth the cost.If you’re looking for a mentor/coach, I suggest doing two things: 1) figure out what value you are going to bring to the coach (more on that below), and 2) clearly communicate that value to potential coaches.No experienced investor will want to mentor/coach someone unless that person clearly demonstrates the value they’re bringing to the table.
