Things such as what the current competition is, how many sf the market can bear, how many sf you should build, what your rates should be, how fast your lease up should be, how much climate, non-climate, boat/Rv etc. also, be sure you you consider early on how to manage the property.

I don't think a winter time vacancy in Florida (if that is where you are investing) is as bad as in the really cold climates. 

In the current lending climate you will have a hard time finding a lender willing to give you a second position note like a HELOC on your rentals.

Each room would have a secure door with deadbolt, the climate control would be set in a secure box.

The political climate has become so extreme and reckless.

I was going to send it to a Republican congressman but I have a feeling that in this current climate it appears that for any ideas to get even the time of day they must be presented with a (D) behind the name, no matter what the idea.
