I bought a duplex about a year ago that produces decent cash flow on its own, but I've always had this idea in the back of my mind to split the double city lot to build a mini storage in the unused lot space.

Mini update on my post above. 

My value adds to that property were converting the 1/2 back to a full bath and removing the window units and installing ductless mini-split units. 3 of those were half the cost of a low end central unit.

In a few properties, I have installed mini-split heat/AC units. 

I started looking on "meet up" for some REIA group and most of the ones I've found are not group at all but undercover gurus trying to get you in the door( these guy are getting trickier by the min). I

I had to rent a mini excavator and a bobcat to complete.

As the 'mini-syndicator', I take an additional 10% (profits, losses, equity, etc) for my work.
