Full disclosure there are complete throw-away blocks in that area, but you can find a deal if you look pretty easily.Midtown, Virginia Park, North End, West Village, East English Village, Woodbridge, MAYBE Islandview, Corktown, Bagley, are all very profitable and the values are increasing like crazy every month.

In Boston, undergraduates aren't a protected class, so you tend to have a lot of associations in the Fenway, South End, Back Bay, and Bay Village neighborhoods with restrictions.

I looked at a 4plex around Slavic Village and was told it was a very bad area, but being from WA, I'm not sure.

Matthew Irish-Jones I’ve heard from several people that the village of Depew building department/code department is tough.

Hilliard, Dublin, Upper Arlington, German Village, etc (your downtown neighborhoods and great schools) are going to be a little better than the 1% rule and will get better with more units (we have a 3 unit under contract that will rent for $3000 per month for around $279k and they had 3 full backup offers).

Hey Tom, did you ever buy something in the Villages?

I am a new to buy and hold real estate but I would like to get my feet wet in The Villages in Florida.

Just spent a week there, from what I understand the Villages has a 80/20 ratio of 55+/55 and below.  

The B Class neighborhoods are Merion Village, Old North, OSU Campus, Franklinton (south of broad, north of sullivant, east of glenwood), Hilliard, some areas in Worthington, Sharon Village, 5th by Northwest, Old Town East/King Lincoln, Berwick, etc.The B-/C+ class neighborhoods that are more gentrifying and rapidly changing are Southern Orchards, Hungarian Village/Reeb Hosack, South of Main, North Linden, other area of Franklinton (non-nipple), Eastmoor/Broadley, etc.I also have a map that better breaks the neighborhoods down by rent ratios, pricing, and crime.
