Full disclosure there are complete throw-away blocks in that area, but you can find a deal if you look pretty easily.Midtown, Virginia Park, North End, West Village, East English Village, Woodbridge, MAYBE Islandview, Corktown, Bagley, are all very profitable and the values are increasing like crazy every month.

Hilliard, Dublin, Upper Arlington, German Village, etc (your downtown neighborhoods and great schools) are going to be a little better than the 1% rule and will get better with more units (we have a 3 unit under contract that will rent for $3000 per month for around $279k and they had 3 full backup offers).

The B Class neighborhoods are Merion Village, Old North, OSU Campus, Franklinton (south of broad, north of sullivant, east of glenwood), Hilliard, some areas in Worthington, Sharon Village, 5th by Northwest, Old Town East/King Lincoln, Berwick, etc.The B-/C+ class neighborhoods that are more gentrifying and rapidly changing are Southern Orchards, Hungarian Village/Reeb Hosack, South of Main, North Linden, other area of Franklinton (non-nipple), Eastmoor/Broadley, etc.I also have a map that better breaks the neighborhoods down by rent ratios, pricing, and crime.
