In your part of the country, there are quite often issues with the plasticity of the soils which will require much more substantial amounts of concrete for footer and foundations.

I'm afraid that they will damage the soil and plants.

People have bought at auction thinking they got a screaming deal only to find out they bought a 2nd and there is a huge mortgage underneath which means no equity.

After much due diligence and related research of the local county environmental regulations, I discovered that I would’ve had to remove/dispose of the underground storage tanks, perform soils testing, perform leakage cleanup, etc.It added an extra $30K to my costs and dropped my potential profit so much that it fell below my acceptance.

Not only due to poor Independent School District and some pockets of crime, but also because there is a lot of clay soil over on that side of town, causing a lot of foundation shift, especially in the older homes. 

I can't imagine a legitimate roofer doing this without alerting someone to the condition of the OSB or plywood underneath just to cover their butts.I guess the real question is was this a licensed roofer or you know....... just a guy?

Also the gas valve is directly underneath the pan, so not sure how far the pan would drop.
