I like the approach of Nathan and Wade, and though it is like Landlord classic rock, I still like some of Leigh Robinson's forms from the old Landlording book (iconic yellow book)... the form is Notice of Change in Terms of Tenancy (Rent) and is very "just the facts"....To paraphrase: Effective (blank date), your rent will be increased by (blank) per month to (new total) per month.. and some more language. 

Would it cost a lot to repurpose them for another tenant??

All that said, you need to really think about the classic high school experiences you will miss by leaving school early.If there is no proficiency exam in your state ignore all of the above, for reasons which have probably been repeated ad nauseam (and rightfully so).

Again, unless you have a good track record in real estate investing no one is going to be throwing money at you. they stay in business because its a classic advanced fee scheme..

Most are woefully undercapitalized, a situation exacerbated if you are trying to find a classic day job without a college degree while beginning your real estate investment career on the side.
