I feel there's success in being proactive, but paying 2k to add onto a lease agreement seems pretty steep for what will most likely be a copy/paste from another agreement they create (No offense to the lawyers out there) Are you using state promulgated leases or did you create your own lease agreement?

Non payment is the same issue as far as eviction but as others eluded to , you can throw them out quickly without the hassle of an eviction for non lease offenses .
