For instance, if Buyer has not cancelled/terminated the contract to seller in writing, THEN the Buyer agrees to proceed past inspection to closing, etc.Different than I understood it through past realtors but sounds like there is no harm in the OP submitting another offer.

And in Texas you are not allowed to take the cat or harm it under the law.In some areas so many cats roam free and are shared by the neighborhood--though generally someone says they own them.And if it is her cat she may claim it's an outdoor cat, inside for feeding and pets--you have no way of really knowing--Secret cats--I just don't notice them.Secret puppies or Chows, or other ferocious dogs ( I ) notice.
