Non owner-occupied STR are currently under assault, with a bill before the metro council that if passed, will phase out STR in Nashville beginning in 2019.Operating a STR in Nashville requires a permit, and new permits for non-owner occupied STR are not being issued pending the outcome of this legislation.

Hi @Bryan Templin, as a property manager myself here in Connecticut, let me try to provide some insight - I think for those who are contemplating handing off their properties to a manager it is because they are usually A) moving or B) want to be hands off.

Matt, I know some slow condo sales can be financing related (like no fha, va approval, etc); building related like pending assessments (or even ones being contemplated); even management or association issues like politics or disputes can deter people, as can rent to owner ratios, even pet policies.

I was also contemplating just listing them myself and throwing them up on loopnet/costar/MLS etc and just test the marketI've heard 6% commission is paid on total rents for the length of the lease term-- but is that capped and is that total amount paid upfront on lease signing?
